How do you estimate ADU rental income?
Start with a supported monthly market-rent range, apply vacancy and collection assumptions, subtract operating costs and reserves, then analyze financing separately.
Use recent long-term rental comparables with similar location, size, bedroom count, privacy, condition, parking, outdoor space, utilities, and lease terms. An asking price is not proof of signed or collected rent.
Build at least three scenarios: conservative, base, and optimistic. If the project works only with the highest rent and no vacancy, the analysis is fragile.

Which expenses should be deducted?
Allow for vacancy and recurring operating expenses to estimate net operating income. Then budget separately for major replacements, reserves and debt payments when assessing spendable cash flow.
Actual expense treatment depends on ownership, lease structure, tax position, local law, and the property. A percentage allowance can be useful early, but it should eventually be replaced by written insurance information, utility estimates, management proposals, and professional tax advice.
Debt service is normally analyzed after operating income so the project’s property performance is not confused with a particular financing choice.
What rental rules should be checked?
Confirm allowed rental term, registration or licensing, rent and tenant rules, owner-occupancy conditions, utility billing, insurance, and tax treatment with the responsible authorities and advisers.
An ADU authorized as housing should not be assumed to be eligible for short-term rental. Local policies change and may treat ADUs differently from other units.
